Single story design
Pulelehua features multifamily units that are mostly single story, allowing residents of all ages easy access and walk up appeal without sacrificing ocean or mountain views. The layout of the community runs along side the mountain side which largely allows for less dirt work and grading, while maintaining more of the natural grace of the hillside.

Pulelehua’s site plan allows for more open space than previously imagined, and this open space is important as it will create a beautiful lush community, for many generations to enjoy and be proud of. This landscape will be irrigated through reclaimed and treated R1 water. Reducing the overall water usage of the development, and making it unique at the same time.
sustainable AFFORDABLE Units
Pulelehua’s proposed plan includes 400 affordable rental units, spread out evenly over 4 income groups. These affordable rental units will be deed restricted for 30 years, and at the end of those 30 years, rather than being converted to market rate, the County will have the option to purchase these units and keep them affordable per the signed Housing Agreement. This largely differs from a single family for sale units, which can serve 1 family for 10 years before converting to market rate and leaving the affordable housing stock. 30+ years vs 10, is simple math. More years, more families, more sustainable affordable housing.
Community Club house
Pulelehua will feature a community clubhouse that will feature a large common area room, party rental rooms, a swimming pool, leasing office, and fitness room.
Community Amenities
The Pulelehua community is comprised of multiple single story buildings spread out over 300 acres of hillside, with this much land came opportunities for open space and amenity programming. There are a multitude of pocket parks scattered through the community that will be furnished with seating areas and BBQ grilling stations for resident enjoyment.
Long Term Rentals
Pulelehua will exclusively offer long term leases for it’s residential multi-family rentals, with minimum lease lengths of 10 months. Our community is serving present and future local west Maui residents. With a pre-qualification effort that will give locals a first opportunity to rent in our community.
Retail & Live Work
Pulelehua in it’s final phase will construction community retail that will serve the new community and its needs. Local business owners will have the option of traditional retail space or live work space which will serve the growing needs for flexible work and living space in a established community.
Drainage & Runoff
Pulelehua’s community on-site drainage will drain to on-site water quality basins located across the development, where the water will be allowed to settle. From there the water will drain off to the gulches at rates at KR below existing flow conditions. Each of the gulches already have additional storm water quality basins just upstream of the highway. So water is being double treated before it leaves the site and heads to the ocean. Our high quality basins will all be sized and designed to meet the county storm water guidelines.
PARKS & Open Space
Pulelehua features a 10 acre public park located on the South end of the community, as well as 30 pocket parks located throughout the development, Maui is a beautiful island with perfect weather, and we want our residents to be able to enjoy it.
tRAILS
Pulelehua has seven (7) miles of multi-use trails that connect the community which allow pedestrians and bikers to navigate the community and enjoy the parks, retail, and views.
bUS STOPS
The community also features multiple bus stops that will serve the community in terms of public transportation in and out of the Pulelehua.
